Meta Ads Lead Generation for UK Bespoke Fitted Furniture & Real Estate
I run Meta ads for UK businesses that want more qualified buyer inquiries. Proven across bespoke fitted furniture, real estate, guaranteed-rent, Airbnb, and e-commerce — and more. A system that follows up for you, so no buyer falls through the cracks.
Who I work with
Any UK business owner who wants more qualified leads and less wasted time. I’ve delivered results across many industries — here’s where I have the strongest track record:
- Bespoke fitted furniture — wardrobes, kitchens, media walls, full home fit-outs
- Real estate agencies — sales, lettings, or both
- Guaranteed-rent & serviced accommodation operators — landlord acquisition
- Airbnb / short-let managers — property owner onboarding
- E-commerce brands — Shopify stores, DTC, trade stores
- Home services, trades, and construction
If your business is outside this list, let’s still talk. I’ve run ads across enough niches to know whether Meta ads are the right move for you right now — and I’ll tell you straight, either way.
The honest truth about Meta ads
You’ve seen competitors do it. Maybe you’ve tried yourself and burned money. Maybe you hired an agency and got nothing.
Here’s what went wrong: most agencies run the same playbook for everyone. A plumber gets the same ad structure as an £80k fitted kitchen business. That doesn’t work.
Your buyers don’t behave the same way. Someone spending £30,000 on a bespoke wardrobe doesn’t click the same ad as someone buying a £20 shirt. I build for how your buyers actually think.
How this works — 3 simple steps
Step 1. We talk (60 minutes)
I learn your offer, your best clients, your margins, your area. You walk away with clear next steps — whether we work together or not.
Step 2. I build the system
Creative, copy, targeting, landing page, follow-up messages. Nothing goes live until you approve it.
Step 3. Ads run. Leads come in.
Every inquiry goes into a system that follows up by SMS, email, and WhatsApp. You get booked calls and real quotes — not just cold form-fills.
What you pay
Transparent tiers, priced in line with UK industry standards for Meta ads agencies. No setup fees. No surprise charges.
| Tier | Ad spend covered | What you get | Monthly fee |
|---|---|---|---|
| Core | Up to £50/day (~£1,500/mo) |
Meta ads management · automated follow-up (SMS / email / WhatsApp) · CRM build & automation · social media management (scheduling + engagement) · 1 video ad produced per month · monthly reporting | From £1,500 |
| Growth | Up to £150/day (~£4,500/mo) |
Everything in Core, plus: 3–4 video ads per month · full creative production (ad variants + static designs) · social media content creation (not just scheduling) · advanced CRM automation · full performance dashboards | From £2,500 |
| Scale | £150+/day (£4,500+/mo) |
Everything in Growth, plus: 6+ video ads per month · unlimited ad variants · advanced A/B testing · dedicated weekly strategy calls · custom scope | Custom, from £3,500 |
Video ads use short-form footage — shot by us on-site or by you on your phone, edited and delivered ready to run. No studio production required.
Why the fee scales with your ad spend
Meta burns through creative fast. At higher ad spend, your account needs more video edits, more ad variants, and more testing to stay profitable — typically 4–6 new creatives every month once you’re above £100/day. That’s real production work, not a markup.
As your spend grows, we agree a new retainer together — always tied to specific deliverables (number of new ads, video edits, landing page tests, campaigns launched), never just “bigger account = bigger fee”.
How this compares to the industry
- Flat retainers — most UK SMB agencies charge £800–£3,000/mo for the Core / Growth ad-spend range
- % of ad spend model — 10–20% of your spend (average 15%). At high spend this usually gets layered on top of a base retainer
- What I do — fixed-tier retainer so you always know the cost, with an honest re-scope if your spend outgrows the tier
What else to know
- No setup fees
- 3-month minimum, then month-to-month — no lock-in beyond that
- Ad spend is paid direct to Meta (separate from my fee)
- One client per city per niche — no conflict of interest
- £150 strategy session fee credited to your first month if we work together

First client signed January 2024. Still with me today. That’s the bit most agencies can’t claim.
A few honest things to know first
- Meta ads take 2–4 weeks to optimise — real results build from there
- You’ll need the capacity to handle 10–30 new inquiries a month (it’s a good problem to have)
- I run the ads and bring the leads — your team closes them
- Your offer needs real market demand — ads amplify what’s working, they don’t create a market from scratch
I’d rather set the right expectations now than over-promise on the call.
